Designed to take advantage of the vertical space on this narrow lot, this new dwelling focuses towards the outdoor environment, integrating the indoor-outdoor living possible year round in Southern California. A three-story atrium of UV glass with a full wall of sliding panels connects to the garden, and enables reflections of water from the pool to dance throughout the day within the house as the sun changes positions. A thermal chimney provides economical natural ventilation, and solar panels contribute to off-the grid power, all enveloped in natural materials that are warm and welcoming within the open plan living spaces. Scope included exterior & interior architectural design, millwork and interior design, all finishes, furniture and landscape design.

The design embraces the natural environment of this beachfront location in Marina Del Ray, CA. This full building renovation took cue from the surrounding forms of nature, transforming the 14 units to enable owners to have a personal interaction with the ocean. Through the introduction of outdoor living rooms, the design incorporated new stairs connecting owners directly to the beach and landscape, and utilized energy efficient, full height operable glass storefronts which open fully to provide a seamless indoor/outdoor connection. The building transformation positions homeowners with an added value investment in this highly sought and environmentally sensitive community.
Marina Del Ray, California
The new design for this repeat client transformed a key property in the Del Mar Heights area in the rolling hills overlooking the Pacific Ocean. Completely transforming the building, the new design embraced indoor-outdoor living on a steep, sloping site, where Fitzsimons also designed the landscape as livable vignettes of activity for all family members. The new, two-story addition and complete interior redesign provided open, light-filled space with natural materials of the local coastal vernacular.

The new design completely transformed the existing dated traditional residence into a modern, streamlined building, featuring new additions including a two-story entry pavilion, new infill in the center of the third floor which introduced a new bedroom and en suite bathroom, and expanded into an addition above the garage. The original 3 level interior was completely gutted and reorganized around a new 3 story stair rising within a natural sunlit atrium with new skylights above. The existing floor plans on all three floors were completely opened and living spaces reoriented to enhance interior connectivity and function, while also maximizing exterior views to the mountain range beyond.
